Slab Movement Under a South Plains Garage
Almost every house here is slab-on-grade, and the ground under it moves with the moisture.
Expansive clay swells when it takes water and shrinks hard when it dries, and Lubbock does both in extremes. The garage slab and the apron outside it are the least protected concrete on the property. When they move, the vertical track is no longer plumb and the door starts loading its rollers against one rail. It presents as a noisy door or a gap under one corner, and no new weather seal will fix it.
